  • negotiating purchase of an easement with one neighbor,
  • negotiating purchase of additional acre (to make lots buildable) by another neighbor
  • boots-on-ground management of excavation and clearing to reveal river and water views
  • project management of:
    • 2x wells drilled,
    • 3x septic system designs,
    • 3x driveways installed, and
    • 3x home site prep

Result:

  • 3x lots' total value of $675,000,
  • starting with a single land purchase of $85,000
  • project completed and first lot sold in less than one year

Devised a strategy using:

  • creation of a road and utility easements,
  • creative seller financing,
  • creative excavation to carve an access through solid rock cliff (previously thought unfeasible)
  • reactivation of a lost plat to create a new 10 acre tract
  • boundary-line-adjustments to meet topological issues
  • hiring critical area surveys and design of abatement
  • management of 2x new wells drilled and 2x septic system designs

Result:

  • sale of improved new tract pays off financing of original purchase, leaving 20 acre tract free and clear
  • completed in 9 months
